Bathroom resealing in Minstead, done properly

Homes in Minstead have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with water getting behind the bath panel and gaps between the worktop and the wall, across basins & vanity units, baths and wet rooms.

Being in a small place like Minstead makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

You get a 12-month guarantee, the same in Minstead as everywhere else we work.

When something else is needed

It helps to know what we cannot do too:

  • Movement from a bath with loose feet or no proper support
  • Failed grout lines across the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Older cottages and farmhouses around Minstead can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Why us?

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for a single bath or shower. Somewhere as small as Minstead, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

Advice

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Avoid abrasive pads on the sealant
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Move toiletries away from the joint

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Landlord and commercial work in Minstead

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.

When to call us in Minstead

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The problems people normally mention when they call are:

  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop
  • Mouldy sealant that has gone black

For landlords with property near Ashurst New Forest station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Before you book anyone

  • When the joint can take water or movement
  • How the colour is chosen
  • Whether they’re fully insured
  • Whether the sealant suits the joint

Is Minstead in your area for bathroom resealing?

Yes, Minstead is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

How much does bathroom resealing cost in Minstead?

Size, access and the old material all affect the cost. Ask us for a quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

How the job changes by surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.
