Window mastic in Milcombe

Why it’s worth doing now in Milcombe

If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Older cottages and farmhouses around Milcombe can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Why us?

  • A choice of colours where the product allows
  • Domestic, commercial and hotel work
  • Tidy, careful work
  • Sealant colour chosen to suit

How we handle window mastic in Milcombe

Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for untidy mastic left by window fitters and cracked or shrunken mastic around the frame, on window sills, uPVC windows and timber windows & doors.

Somewhere as small as Milcombe, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

You get a one-year guarantee, the same in Milcombe as everywhere else we work.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Don’t use solvent cleaners on the joint
  • Don’t paint over the silicone
  • Use gentle cleaners on frames and sealant
  • Avoid blasting the frames with a pressure washer

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Different surfaces, different methods

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

Common questions in Milcombe

Is Milcombe in your area for window mastic?

Yes. We work across London and the South East, and Milcombe is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Do you work for landlords with property near Banbury station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Will new mastic stop draughts?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours for a few frames, or a day or more for a whole house. Somewhere like Milcombe needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Damp coming through the wall itself rather than the frame joint
  • A sash or casement that will not close properly
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Windows and doors in Milcombe

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Broughton Castle (about 2.2 miles north) nearby, there’s older building stock in the area around Milcombe as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Homes close to Church of St Lawrence include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in. For landlords with property near Banbury station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Managing a site like Bloxham Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.
