About our window mastic in Burdrop

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on timber windows & doors, uPVC windows and window sills, and people most often call us about draughty joints inside around the window and white mastic on grey or black frames.

Homes in small places like Burdrop often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

Whatever the size of the job, it’s backed by our one-year guarantee in Burdrop and across Oxfordshire.

What window mastic looks like in Burdrop

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Broughton Castle (about 3.8 miles east) nearby, there’s older building stock in the area around Burdrop as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

For site and facilities teams at buildings such as Sibford Gower Endowed Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near Church of Holy Trinity, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Burdrop is about 6 miles west of Banbury, in Oxfordshire. From the centre of Burdrop to the outskirts, window mastic is available for homes and businesses alike. We cover 443 towns and villages across Oxfordshire, large and small. There’s also a page for Oxford, roughly 22 miles from Burdrop.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on the size of the job. In a small place like Burdrop, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

Advice

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Air rooms to keep condensation down around windows
  • Check the mastic once a year
  • Don’t aim a pressure washer at the joints
  • Repaint timber before it’s bare

Silicone can’t normally be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What affects the cost of window mastic

Call for a quick quote. What matters most is:

  • The product the joint needs
  • The old material and how stubborn it is
  • Any mould that needs treating
  • When we can work, for business premises

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What we need to know

To help us quote quickly, please include:

  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Roughly how big the job is

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, ring 0345 464 0079 or drop us an email.

Why it’s worth doing now in Burdrop

Resealing frames is a short job: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. In a small place like Burdrop, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Surface by surface

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

When something else is needed

Before booking, it’s worth knowing the limits:

  • A door that needs adjusting, rehanging or new seals
  • A frame that has rotted at the joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Common questions in Burdrop

Do you cover Burdrop for window mastic?

Yes, Burdrop is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll send you a clear quote.

What guarantee comes with window mastic in Burdrop?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can new sealant go over the old?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Will new mastic stop draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or drop us an email.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you fully insured?

Yes, we’re fully insured.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
