About our window mastic in Middle Park

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. We’re often asked to deal with leaking joints at the ends of sills and gaps between the frame and the inside reveal, on window sills, composite doors and aluminium frames.

Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Middle Park is something to talk through when you book.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • A frame that has rotted at the joint
  • A failed sealed unit that has misted up
  • A door that needs adjusting, rehanging or new seals

If you are not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

What window mastic looks like in Middle Park

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Eltham Palace (about 0.4 miles east) nearby, there’s older building stock in the area around Middle Park as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

As a London address, Middle Park can be tricky for parking: let us know about parking bays, permits or a driveway. In the older streets around Church of St Saviour, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Middle Park is about 1 mile west of Eltham, in Greater London. Across the SE9 area, we cover window mastic for homes and businesses. Our area takes in 764 places across Greater London, large and small. London is on our list too, around 7 miles away.

What happens on the day

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job normally takes a morning for a couple of windows and a door. In Middle Park, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in

Surface by surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. Neutral-cure sealant is the safe choice.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Keep drainage slots and sill grooves clear
  • Repaint timber before it’s bare
  • Walk round the house once a year and look at the joints
  • Paint up to the joint, not over it

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Signs you need window mastic in Middle Park

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. That is what backing rod is for.

These are the problems we’re asked about most:

  • Gaps left after new windows were fitted
  • Cracked or shrunken mastic around the frame
  • Cold air getting in at the frame edge
  • Gaps between the frame and the inside reveal

Managing a site like Middle Park Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • What product goes in the joint
  • Whether all the old sealant comes out first
  • Are they insured?
  • How the surfaces are prepared before sealing

FAQs for Middle Park

Is parking a problem for a job in Middle Park?

Parking in Middle Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

I let a flat near Mottingham station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Is the work guaranteed?

Yes. Each job is covered for 12 months, inside or out.

Is the new sealant paintable?

Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How long will my window job take?

A handful of frames is a short visit, while a whole house takes longer. You’ll get a timescale with the quote.

How do I get a quote for window mastic in Middle Park?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
