Window mastic in Marston

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. Typical jobs include mastic that has split away from the wall and draughty joints inside around the window, on window sills, uPVC windows and composite doors.

Around Marston, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

All our work is covered by a one-year guarantee.

How to look after the new joints

Looking after new joints is easy:

  • Don’t aim a pressure washer at the joints
  • Paint up to the joint, not over it
  • Make sure the drainage slots aren’t blocked
  • Keep paint and stain on wooden frames in good order

Most silicone sealants won’t take paint, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals
  • Penetrating damp from a failed cavity tray or render

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

What we seal

  • Composite doors
  • Aluminium frames
  • uPVC windows

How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes most of a day for a typical house, less for a few frames. Somewhere as small as Marston, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Advice

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Different surfaces, different methods

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.

Your questions about window mastic in Marston

Do you cover Marston for window mastic?

Yes. Our work covers London and the South East, and Marston is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Do you work for landlords with property near Oxford station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.

Will resealing my frames help with draughts?

In many cases. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

How long will my window job take?

The work takes anything from an hour or two to a full day, depending on how many frames there are. Access and the amount of old mastic make the biggest difference.

Can you seal the gap between the frame and the plaster indoors?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

What happens if it’s left?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Older cottages and farmhouses around Marston can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Window mastic in Marston: local notes

Historic houses like Holywell Manor (about 1.5 miles south) are a reminder that the area around Marston has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Oxford station, renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as St Nicholas Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of St Nicholas, the joint between an old wall and a newer frame is generally the first place rain gets in.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
