Window mastic near Lumley

How we handle window mastic in Lumley

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We’re often asked to deal with cracked or shrunken mastic around the frame and rushed sealant from a window installation, across composite doors, timber windows & doors and aluminium frames.

Around Lumley, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Our work is backed for twelve months.

Lumley: your questions answered

Do you work for landlords with property near Emsworth station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Does living near the coast affect window mastic in Lumley?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Are you fully insured?

Yes. We are fully insured.

Do you come to Lumley?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Lumley.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

What affects the cost of window mastic

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • How many rooms, windows or areas are involved
  • Access and height
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • Whether it’s a home or a business

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Frames and glazing around Lumley

Lumley is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Emsworth station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as St James Church of England Controlled Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around Church of St James, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Why it’s worth doing now in Lumley

Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a small place like Lumley, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Why choose Mr Mastic in Lumley

  • We never seal over old sealant
  • 180+ five-star Google reviews
  • You choose the colour before work begins

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • Broken hinges, locks or handles
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Surfaces we seal

  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • Window sills
  • uPVC windows
  • Aluminium frames

How the job changes by surface

uPVC windows

We clean the frame edge carefully so the plastic is not marked, then the sealant goes in between frame and wall.

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How it works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a morning for a couple of windows and a door for a typical job. Somewhere as small as Lumley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work
