Window & door mastic in East Wittering, West Sussex

- Water coming in at the bottom corners of a door
- Leaking joints at the ends of sills
- White mastic on grey or black frames
Window mastic in East Wittering, done properly
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. If you have gaps left after new windows were fitted and mastic that has split away from the wall, we can put it right, on aluminium frames, patio & French doors and timber windows & doors alike.
In smaller places like East Wittering, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.
A one-year guarantee comes as standard.

Questions from East Wittering
Is East Wittering within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do window mastic in East Wittering?
Yes. We work across London and the South East, and East Wittering is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.
Where is Mr Mastic based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you match the sealant to my frames?
Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Does the work come with a guarantee?
Yes. Our 12-month guarantee covers every job, inside or out.
When something else is needed
We’d rather tell you now than do work that will not last, so these are the limits:
- Penetrating damp from a failed cavity tray or render
- Faulty window hardware
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, call 0345 464 0079 or email us and we will say what we think.
Joints and surfaces we work on
- uPVC windows
- Patio & French doors
- Aluminium frames
- Window sills
- Timber windows & doors
- Composite doors
Do you need window mastic in East Wittering?
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant cannot stretch, it splits.
It’s worth asking for a quote if you see:
- A bead that does not match the frame
- Hard, cracked sealant around windows
- Gaps where the sill meets the wall
- Rushed sealant from a window installation
For site and facilities teams at buildings such as East Wittering Community Primary School, the mastic around its windows and doors needs looking after like any other building’s.
What your quote should include
- How the joint is cleaned and prepared
- What the cure time is
- How the colour is chosen
- Whether the sealant suits the joint

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Clear any debris from frame drain holes
- Clean frames with a soft cloth and soapy water
- Don’t aim a pressure washer at the joints
- Wipe condensation off the frames
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
How we quote for window mastic
We quote each job individually. These are the things that affect it:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
- How much there is to do
The cost reflects the work involved, not guesswork. That is why we ask about the job first.
Helping us quote
What to tell us when you ask for a quote:
- The rough size of the job
- The problem you’ve noticed
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.
Leave it or put it right?
Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. In an older home around East Wittering, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What we do, step by step
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a few frames, or a day or more for a whole house. Parking around East Wittering is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
Getting a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.

East Wittering homes and the weather
East Wittering is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near St Anne, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
