Window mastic in Little Burstead

How we handle window mastic in Little Burstead

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on aluminium frames, timber windows & doors and window sills, and the jobs we see most are draughty joints inside around the window and cracked sealant at the sill ends.

Somewhere as small as Little Burstead, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

When something else is needed

It helps to know what we cannot do too:

  • Soft or decayed wood in the frame
  • Damp coming through the wall itself rather than the frame joint
  • Draughts through the window seals rather than the frame

Landlord and commercial work in Little Burstead

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What happens if it’s left?

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. Around Little Burstead, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Windows and doors in Little Burstead

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Ingatestone Hall (about 4 miles north) nearby, there’s older building stock in the area around Little Burstead as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you live in an older home near Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as South Green Junior School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

When to call us in Little Burstead

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

Most people get in touch after spotting one of these:

  • Mastic that is falling out in pieces
  • Rain getting in at the frame or under the sill
  • Cracked sealant at the sill ends
  • Draughts coming in around windows and doors

Rented homes near Billericay station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Paint up to the joint, not over it
  • Keep timber frames painted
  • Do not aim a pressure washer at the joints
  • Make sure the drainage slots are not blocked

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Your questions about window mastic in Little Burstead

Can you help a landlord with a rental near Billericay station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Little Burstead for window mastic?

Yes, Little Burstead is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Can you do upstairs windows?

Yes, where they can be reached safely. Let us know about access when you ask for a quote and we will plan for it.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Is the new sealant paintable?

That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before we start.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

The process

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Little Burstead needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
