Window mastic in Lasswade
Homes in Lasswade have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on aluminium frames, patio & French doors and timber windows & doors, and common reasons people get in touch are old mastic that has gone black or come away and gaps between the frame and the inside reveal.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
Every job comes with our 12-month guarantee.

Lasswade questions
Do you cover Lasswade for window mastic?
Yes. We work across all of Scotland, and Lasswade is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Do you cover smaller places like Lasswade?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is the new sealant paintable?
Not if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Can you work on commercial sites?
Yes. We have worked for hotels, offices and other businesses and we are fully insured.
Do I have to be there?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Can you match the sealant to my frames?
Usually, yes. Mention the frame colour when you ask for a quote and we will use the nearest match.
What the job involves on each surface
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that without cracking.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
When something else is needed
It helps to know what we can’t do too:
- Damp problems in the wall away from the window
- A door that needs adjusting, rehanging or new seals
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

The process
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a few frames, or a day or more for a whole house. Outdoor work around Lasswade depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Mention any tricky access

What window mastic looks like in Lasswade
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Melville Castle (about 0.7 miles north-east) nearby, there’s older building stock in the area around Lasswade as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Aftercare tips
How long the joints last depends on use and care. We suggest:
- Wash the frames with mild soapy water
- Repaint timber before it’s bare
- Make sure the drainage slots aren’t blocked
- Avoid blasting the frames with a pressure washer
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.
