Window & door mastic in Laggan, Highland
Window mastic across Laggan and nearby, with old sealant always removed completely.
- Whistling draughts around closed windows

- Mastic that’s falling out in pieces
About our window mastic in Laggan
There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you are dealing with gaps left after new windows were fitted and mastic that has split away from the wall, we can put it right.
Outdoor sealant needs a dry surface, so window work around Laggan is planned around the weather. Let us know about access to every frame, including any upstairs.
A 12-month guarantee comes as standard.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a morning for a couple of windows and a door, including the tidy-up. Outside jobs in Laggan need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints

What happens if it’s left?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Laggan, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Different surfaces, different methods
uPVC windows
We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall and tooled smooth.
Window sills
Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

When something else is needed
New sealant can’t fix everything, and we will tell you before work begins. It will not solve:
- Penetrating damp from a failed cavity tray or render
- A sash or casement that won’t close properly
- Draughts through the window seals rather than the frame
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Looking after it afterwards
A little care helps the new joints last. We recommend:
- Keep paint off silicone joints
- Air rooms to keep condensation down around windows
- Avoid harsh chemicals near the mastic
- Repaint timber before it’s bare
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
Windows and doors in Laggan
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to Laggan Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. In and around Laggan, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
