About our sand mastic in Laggan

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. We work on brick reveals, tenement windows and period & listed homes, and people most often call us about modern sealant on a period surround and draughts and rain around sash boxes.

Mastic can only go onto a dry joint, so outside work in Laggan depends on the weather. Let us know about access to every frame, including any upstairs.

There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clear gutters so water does not pour onto the windows
  • Ask us before painting near the mastic
  • Check with your local planning authority if your home is listed
  • Plan mastic work ahead of painting

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

Why it’s worth doing now in Laggan

New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. In an older home around Laggan, damp from a failed joint can get into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When something else is needed

To be straight with you, there are a few things sealant will not fix:

  • Damaged stone surrounds
  • Whether work needs listed building consent
  • Sashes that need overhauling

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Common problems we fix in Laggan

Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber, and they normally need raking out.

Most people get in touch when they notice one of these:

  • Mastic round period door frames that has failed
  • Crumbling sand mastic round a window
  • Open joints round the window box
  • Window mastic to renew ahead of painting

Around Laggan, as everywhere, sand mastic is only as good as the preparation behind it.

Laggan questions

Will you come out to Laggan?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is sand mastic in Laggan guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What exactly is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and finished to sit neatly against the masonry.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Where do you work from?

Mr Mastic is based in Crawley. We cover Laggan and the rest of Highland, along with the rest of our area.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Outdoor work around Laggan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by checking each surround and agreeing the joints to renew.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit
