Window mastic for Kenley homes and businesses

How we handle window mastic in Kenley

Around Kenley we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have whistling draughts around closed windows and rushed sealant from a window installation, we can put it right, whatever the surface.

Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first.

Each job carries a 12-month guarantee.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Faulty window hardware

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Composite doors
  • Patio & French doors
  • Timber windows & doors
  • uPVC windows

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Surface by surface

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain can’t run into the wall.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Signs you need window mastic in Kenley

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Look out for any of the following:

  • Untidy mastic left by window fitters
  • White mastic on grey or black frames
  • Draughts coming in around windows and doors
  • Cracked or shrunken mastic around the frame

Schools such as Harris Primary Academy Kenley are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Questions to ask before you book

  • Is VAT in the price?

Our hiring checklist

Windows and doors in Kenley

In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking. Historic houses like Addington Palace (about 3.3 miles north-east) are a reminder that the area around Kenley has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

If you let a flat or house near Kenley station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Kenley is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Walk round the house once a year and look at the joints
  • Keep paint and stain on wooden frames in good order
  • Paint up to the joint, not over it
  • Keep solvents and bleach off the sealant

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Leave it or put it right?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Kenley, the repair is bigger than the sealant job would have been.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What we do, step by step

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of frames, longer for a whole house. In Kenley, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on

Questions from Kenley

Is parking an issue for window mastic in Kenley?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you do window mastic in Kenley?

Yes. Our work covers London and the South East, and Kenley is part of that. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear price.

Where is Mr Mastic based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Will new mastic stop draughts?

In many cases. Air often gets in between the frame and the wall, and resealing inside and out closes it.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Are you insured?

Yes. We’re fully insured.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you work for landlords and businesses?

Yes. Domestic, commercial and hotel work are all part of what we do.
