DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Window sills
Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it without cracking.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp problems in the wall away from the window

Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Where are you based?
Mr Mastic is based in Crawley. We cover Huntershill Village and the rest of East Dunbartonshire, along with the rest of our area.
How long before the joint can be used?
That depends on the sealant used, so please follow the time we give you.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Huntershill Village homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

What happens if it’s left?
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. In a place like Huntershill Village, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
Why us?
- Approved under the ARBOMaster scheme
- Old sealant always removed completely
- Sanitary silicone with an anti-fungal additive in wet areas
- Quality sealants from Arbo and Everbuild
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep paint off silicone joints
- Ventilate rooms so frames do not stay wet inside
- Clear any debris from frame drain holes
- Use gentle cleaners on frames and sealant
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
When to call us in Huntershill Village
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
The most common problems we see are:
- Old mastic that has gone black or come away
- Sealant in the wrong colour for the frame
- Untidy mastic left by window fitters
- Draughts coming in around windows and doors
Rented homes near Springburn station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a morning for a couple of windows and a door in most cases. Around Huntershill Village, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
