Aftercare tips

Looking after new joints is easy:

  • Keep paint and stain on wooden frames in good order
  • Keep solvents and bleach off the sealant
  • Look round the frames every year or so
  • Wipe condensation off the frames

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Window mastic for homes and businesses in Hattoncrook

Homes in Hattoncrook have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We are often asked to deal with mastic that’s falling out in pieces and gaps left after new windows were fitted, on timber windows & doors, window sills and aluminium frames.

Mastic can only go onto a dry joint, so outside work in Hattoncrook depends on the weather. Tell us about access to all the windows and doors, upstairs included.

All of our work is guaranteed for twelve months, in Hattoncrook and everywhere else we cover.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • A sash or casement that will not close properly

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Hattoncrook need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area

Why deal with it now?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Questions from Hattoncrook

Can you help a landlord with a rental near Inverurie station?

Yes. We work for landlords and letting agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can you do window mastic in Hattoncrook?

Yes. Our work covers the whole of Scotland, and Hattoncrook is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can new window sealant be painted?

It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.

Is there any odour?

Some sealants have a smell while they cure. Opening a window helps.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

Do you work on first-floor windows?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

What the job involves on each surface

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Windows and doors in Hattoncrook

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Aberdeen is known as the Granite City, and granite is hard and dense, so any sealant against it needs clean, sound edges to grip.

If you let a flat or house near Inverurie station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to All Saints Episcopal Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
