About our window mastic in Greywell
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on patio & French doors, timber windows & doors and aluminium frames, and the jobs we see most are whistling draughts around closed windows and cracked sealant at the sill ends.
Homes in small places like Greywell often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
Every job comes with our one-year guarantee, wherever you are in Hampshire.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Aftercare tips
Looking after new joints is easy:
- Look round the frames every year or so
- Clear any debris from frame drain holes
- Use gentle cleaners on frames and sealant
- Keep paint off silicone joints
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.
What affects the cost of window mastic
There’s no set price list. What we look at:
- Access and height
- The amount of work
- Which sealant suits the joint
- Any mould that needs treating
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Helping us quote
What to tell us when you ask for a quote:
- Any previous sealing or DIY work
- How we’d reach the joints
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
For a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. We will give you a clear price before any work starts.

When it is not the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Soft or decayed wood in the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Why act early in Greywell
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Around Greywell, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning for a couple of windows and a door. For a village or hamlet like Greywell, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Clear the area around the work
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work

Advice
Window mastic in Greywell: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For an older house near a landmark such as Church of St Mary the Virgin, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Hook station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like Robert May's School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Greywell: your questions answered
Can you do window mastic in Greywell?
Yes. We work across London and the South East, and Greywell is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear price.
Is Greywell within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Can new window sealant be painted?
Most silicone cannot be painted. Let us know beforehand, and we’ll use a paintable product where it suits.
Can you seal the gap between the frame and the plaster indoors?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
