How we handle glazing silicone in Greywell

Glazing silicone is a maintenance item. Sun, rain and movement wear it down, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. Typical jobs include black or yellowed silicone on glass joints and leaking glazing joints on a rooflight, across shower screens, rooflights and glass balustrade bases.

Around Greywell, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or send us an email.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How we quote for glazing silicone

Every job gets its own quote. This is what makes a difference:

  • Any mould that needs treating
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • The amount of work

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • Where the property is
  • The problem you’ve noticed

Every job is quoted individually, so start by telling us what you need. Simply phone 0345 464 0079 or email us and describe the job.

Greywell homes and the weather

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Hook station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. Schools such as Robert May's School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to most of a day, depending on the size of the job in most cases. In a small place like Greywell, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

How to prepare

Will resealing stop my conservatory leaking?

In many cases, as long as sealant is the cause. We find where the water gets in first, so you know what you’re paying for.

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Greywell.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

Is a special sealant needed for glass?

We pick a glazing silicone to suit the materials. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.

When to call us in Greywell

New silicone over old silicone won’t bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

Look out for any of the following:

  • Mouldy sealant around glass panels
  • Failed joints on frameless glass
  • Water escaping where a screen meets the wall
  • Conservatory leaks at frame and glazing joints

Homes close to Church of St Mary the Virgin include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

Before booking anyone

  • Are they insured?

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before work begins. It won’t solve:

  • Failed flashing around a conservatory
  • Glass that needs replacing
  • A frame that needs repairing or replacing

If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

Surfaces we seal

  • Conservatory frames
  • Glass-to-frame joints
  • Rooflights
  • Glass balustrade bases
  • Shower screens
  • Glass-to-glass joints

How the job changes by surface

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.
