Window mastic in Great Tey

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with draughty joints inside around the window and old mastic that has gone black or come away, on patio & French doors, timber windows & doors and aluminium frames.

Homes in small places like Great Tey often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What the job involves on each surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it without cracking.

How it works

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. The work generally takes a morning for a couple of windows and a door. Somewhere as small as Great Tey, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Looking after it afterwards

So the new joints stay in good condition:

  • Repaint timber before it’s bare
  • Keep jet washers away from the mastic
  • Avoid harsh chemicals near the mastic
  • Look round the frames every year or so

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

Frames and glazing around Great Tey

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Church of St Barnabas, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Chappel & Wakes Colne station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

FAQs for Great Tey

Can you do window mastic in Great Tey?

Yes, Great Tey is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.

Do you cover smaller places like Great Tey?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Will resealing my frames help with draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is the new sealant paintable?

It depends on the sealant. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before work begins.

What does window mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

Landlords and letting agents in Great Tey can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Why it’s worth doing now in Great Tey

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. In a small place like Great Tey, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

How we quote for window mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • The old material and how stubborn it is
  • The size of the job

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, call 0345 464 0079 or email us.
