About our window mastic in Gardenstown

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We work on window sills, patio & French doors and uPVC windows, and the jobs we see most are rushed sealant from a window installation and sealant in the wrong colour for the frame.

Mastic can only go onto a dry joint, so outside work in Gardenstown depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Big or small, it’s backed by our 12-month guarantee.

When it is not the sealant

Sealant isn’t the answer to every problem, and we will tell you before work begins. It will not solve:

  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors
  • Composite doors
  • uPVC windows
  • Window sills

Looking after it afterwards

To keep the joints looking good and working properly:

  • Repaint timber before it’s bare
  • Keep solvents and bleach off the sealant
  • Don’t aim a pressure washer at the joints
  • Make sure the drainage slots are not blocked

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Window mastic in Gardenstown: local notes

Gardenstown is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In and around Gardenstown, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What the job involves on each surface

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. We’ll point out any rot we find, as that is a job for a joiner.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What we do, step by step

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before we start. Most jobs take a few hours for a handful of frames, longer for a whole house. Outdoor work around Gardenstown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

Advice

How we quote for window mastic

There’s no set price list, because jobs vary so much. What we look at:

  • Mould in or behind the old joints
  • The product the joint needs
  • The old material and how stubborn it is
  • Any working-time requirements on site

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and send you a clear quote before any work starts.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Photos by email, if that is easy
  • If someone has resealed it before
  • The rough size of the job
  • Whether it’s a home or a business

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work and send you a clear quote.

Do you need window mastic in Gardenstown?

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

Signs it’s time to call us include:

  • Leaking joints at the ends of sills
  • Rain getting in at the frame or under the sill
  • Untidy mastic left by window fitters
  • Sealant in the wrong colour for the frame

Whether the job is in Gardenstown itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before you book

  • What the quote includes, VAT included or not
  • What happens if the job turns out different
  • How much experience the applicator has
  • Are they insured?

10 questions to ask before booking

Your questions about window mastic in Gardenstown

Is window mastic in a coastal place like Gardenstown any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Gardenstown?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Can you do upstairs windows?

Yes, if safe access is possible. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.
