Window mastic for Ford End homes and businesses

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

How we handle window mastic in Ford End

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we will say so. We work on patio & French doors, composite doors and aluminium frames, and people most often call us about draughty joints inside around the window and white mastic on grey or black frames.

Somewhere as small as Ford End, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What the job involves on each surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

Windows and doors in Ford End

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Ford End Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

The process

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a few frames, or a day or more for a whole house in most cases. For a village or hamlet like Ford End, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we are working on
  • Mention any parking rules near the property

Do you need window mastic in Ford End?

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

If you can see any of these, it’s time to have the joints looked at:

  • Draughty joints inside around the window
  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • Sealant in the wrong colour for the frame

Homes close to Church of St John the Evangelist include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • Is VAT in the price?
  • Whether you can choose the colour
  • What product goes in the joint
  • What happens if the job turns out different

Our hiring checklist

When it is not the sealant

It helps to know what we can’t do:

  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window
  • Condensation trapped between the panes

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Joints and surfaces we work on

  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • Window sills
  • Aluminium frames
  • uPVC windows

Why deal with it now?

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. In a small place like Ford End, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Use gentle cleaners on frames and sealant
  • Do not use solvent cleaners on the joint
  • Keep timber frames painted
  • Clear any debris from frame drain holes

Silicone cannot generally be painted, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
