How we handle new build mastic in Ford End

Snagging sealant properly means taking the failed bead out completely. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. We work on windows & doors, bathrooms & en suites and skirting & floors, and the jobs we see most are joints pulling apart as timber shrinks and cracked caulk along new skirting.

Somewhere as small as Ford End, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

Every job is covered by our one-year guarantee.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Wait for the cure time before using a resealed shower
  • Avoid running a DIY bead over the old one
  • Check bath and shower seals every few months as the house settles
  • Ventilate bathrooms well, especially in the first year

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.

Quotes for new build mastic in Ford End

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • The product the joint needs

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Photos by email, if that is easy
  • How we’d reach the joints
  • What’s wrong with the joints now
  • Where the job is, and your postcode

If you are in Ford End and need new build mastic, ring 0345 464 0079 or email us. Tell us what the problem is and where, and we’ll agree the price before any work begins.

What we are called out for in Ford End

Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and can tear.

The problems people usually mention when they call include:

  • Sealant that never bonded to the surface
  • Cracked caulk along new skirting
  • Untidy sealant flagged on a snagging list
  • Gaps opening as the house dries out and settles

Whether the job is in Ford End itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • The length of the guarantee
  • Is VAT in the price?
  • How hidden problems are handled
  • Whether they’re fully insured

What the job involves on each surface

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Windows and doors

Draughts around new frames are often a sealant gap. We check and reseal the frame edges.

Common questions in Ford End

What guarantee comes with new build mastic in Ford End?

All our work, in Ford End and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you cover Ford End for new build mastic?

Yes. Our work covers London and the South East, and Ford End is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

What should I tell you?

A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.

How long does the job take?

A typical job takes a few hours in a single home, including the preparation. Your quote will say how long we expect yours to take.

Are you insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

When is the best time to reseal in a new build?

It depends on whether water is getting through. A leaking shower or bath seal should be redone right away, but cosmetic gaps can wait for movement to slow.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How it works

The work is kept neat and contained to the area we’re working on. The job normally takes anything from a few hours to several days, depending on the number of plots. In a small place like Ford End, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Move anything stored near the joints

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
