About our window mastic in Felpham

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. We are often asked to deal with mastic that has split away from the wall and white mastic on grey or black frames, across composite doors, window sills and timber windows & doors.

Homes around Felpham range from older properties to newer houses, and their windows range just as widely. Each frame material needs the right sealant against the right wall.

All our work is covered by our 12-month guarantee.

What happens if it’s left?

Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. Around Felpham, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before we start.

When something else is needed

We will always be straight with you, so here’s what sealant can’t fix:

  • Draughts through the window seals rather than the frame
  • Faulty window hardware
  • Rotten timber, which needs a joiner first

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • uPVC windows
  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the size of the job. Parking around Felpham is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules
  • Move anything stored near the joints

Questions from Felpham

Do you cover smaller places like Felpham?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is window mastic in a coastal place like Felpham any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will new mastic stop draughts?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we will tell you.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Can I paint over the new sealant?

Not normally, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.

Can you match the sealant to my frames?

Yes. We can use white, brown, anthracite grey, black or clear.

Do you have insurance?

Yes. We’re fully insured for domestic and commercial work.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Do you need window mastic in Felpham?

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Look out for these signs:

  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • White mastic on grey or black frames
  • Untidy mastic left by window fitters

Managing a site like Felpham Community College? Then its window and door frames need their mastic kept sound, just like a home’s.

10 questions to ask before booking

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Wipe condensation off the frames
  • Use gentle cleaners on frames and sealant
  • Don’t use solvent cleaners on the joint
  • Avoid blasting the frames with a pressure washer

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Window mastic in Felpham: local notes

Felpham is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
