Window mastic for Deal homes and businesses

How we handle window mastic in Deal

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Common call-outs are for draughts coming in around windows and doors and mastic that’s falling out in pieces, on composite doors, aluminium frames and window sills.

Deal mixes older streets, where windows have often been replaced, with newer estates fitted with uPVC. In every case, the joint between frame and wall is what keeps water out.

Whatever the size of the job, you get the same one-year guarantee in Deal and across Kent.

Common questions in Deal

Can you help a landlord with a rental near Deal station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do you cover Deal for window mastic?

Yes, Deal is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Do you guarantee window mastic?

Yes. Our 12-month guarantee covers every job.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Worn gaskets, brush seals or a door that has dropped
  • A frame that has rotted at the joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

What affects the quote in Deal

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • The number of rooms or windows
  • Mould in or behind the old joints
  • Working hours on commercial sites

Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • A few pictures by email, if you can
  • What’s wrong with the joints now

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Why deal with it now?

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Gaps in sealant and mould in the bead never get better on their own, and in a busy household in Deal they spread with every shower and every downpour. Now is the easy time to put it right.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear quote before any work starts.

Why us?

  • Approved under the ARBOMaster scheme

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Wipe condensation off the frames
  • Keep timber frames painted
  • Avoid blasting the frames with a pressure washer
  • Check the mastic once a year

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

When to call us in Deal

Sills take more water than any other part of a window, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

Look out for these signs:

  • Mastic that has split away from the wall
  • Black, perished sealant on frames
  • Draughts coming in around windows and doors
  • Leaking joints at the ends of sills

In the older streets around St Saviour's, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Comparing quotes

  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • What insurance they hold

10 questions to ask before you book

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It usually takes anything from an hour or two to a full day, depending on how many frames there are. A visit in Deal needs access to the work and a place to park close by. For outside work, let us know about side access, gates and any upper-floor joints.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Frames and glazing around Deal

Deal is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like Castle Community College? Then the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Deal station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What the job involves on each surface

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it without cracking.

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
