How we handle gutter sealing in Deal

Sealant only bonds to a clean, dry joint. So the old sealant and grime come out first, then dry the joint before sealing. We work on soffit joints, roofline trims and gutter joints, and the jobs we see most are wet patches on the wall under a gutter joint and drips from gutter joints and end caps.

Deal mixes older houses and their gutters with newer estates of brick, render and uPVC trims. All of those joints move, so they need a flexible sealant rather than a rigid filler.

Every job is covered by a 12-month guarantee.

Landlords, agents and businesses in Deal

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Why act early in Deal

A bead squeezed onto a wet joint might hold for a while, but it soon lets go. Cleaning out and drying the joint first is what makes it last. Around Deal, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Whatever the joint, failed sealant only gets worse.

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Deal questions

Can you help a landlord with a rental near Deal station?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Does living near the coast affect gutter sealing in Deal?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you work on high-level gutters?

Low-level work is easiest. We will confirm the access for higher gutters before we book.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep downpipes clear
  • Clean out the gutters once or twice a year
  • Keep an eye out for wet patches below a joint
  • Get leaks sealed before the wet months

Make sure downpipes aren’t blocked so the gutter can drain. Blockages push water back along the gutter.

Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry.

How it works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes an hour or two for a few joints, longer for a full run. Parking in a town like Deal is usually straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. We make sure everything is dry.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

Advice

Surface by surface

Soffit joints

We choose a sealant colour that suits the soffit, where one is available.

Roofline trims

We seal the trims, not the roof. Roofing problems need a roofer.

What gutter sealing looks like in Deal

Deal is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Castle Community College, its movement joints, gutters and trims need looking after like any other building’s. Homes close to St Saviour's include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Deal station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.
