About our window mastic in Crockhurst Street
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. Just call 0345 464 0079 or drop us an email and tell us how many frames there are and how they’re reached. We work on patio & French doors, uPVC windows and timber windows & doors, and the jobs we see most are black, perished sealant on frames and cracked or shrunken mastic around the frame.
Somewhere as small as Crockhurst Street, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Can I do it myself?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Crockhurst Street homes and the weather
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as Capel Primary School, larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Church of All Saints, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions from Crockhurst Street
Can you help a landlord with a rental near Tonbridge station?
Yes, we work for landlords and agents. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
Is Crockhurst Street within the area you cover?
Yes. Crockhurst Street is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you guarantee window mastic?
Yes. Every job comes with our one-year guarantee, and we’re ARBOMaster approved applicators.
Will new mastic stop draughts?
Yes, where the draught is at the frame edge. We check where the draught is before we start.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How the visit works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job normally takes a morning for a couple of windows and a door. In a small place like Crockhurst Street, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
How to prepare
- Mention any tricky access
- Tell us if parking is tricky
- Clear items away from the joints we’re working on

How to look after the new joints
A little care helps the new joints last. Our advice:
- Keep paint and stain on wooden frames in good order
- Keep solvents and bleach off the sealant
- Ventilate rooms so frames do not stay wet inside
- Look round the frames every year or so
Silicone cannot normally be painted, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
What the job involves on each surface
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
What we are called out for in Crockhurst Street
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
If you can see any of these, it’s time to have the joints looked at:
- Sealant in the wrong colour for the frame
- Water coming in at the bottom corners of a door
- Black, perished sealant on frames
- Leaking joints at the ends of sills
For landlords with property near Tonbridge station, renewing tired window mastic between tenants heads off draught and damp complaints.

When it is not the sealant
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- A failed sealed unit that has misted up
- Damp coming through the wall itself rather than the frame joint
- A sash or casement that won’t close properly
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

Why act early in Crockhurst Street
Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a small place like Crockhurst Street, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Why us?
- You choose the colour before work begins
