Window mastic in Whetsted

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Window mastic in Whetsted, done properly

Around Whetsted we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. Common call-outs are for cracked internal joints between frame and plaster and sealant in the wrong colour for the frame, across composite doors, timber windows & doors and aluminium frames.

In a village or hamlet like Whetsted, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

We stand behind the work with a one-year guarantee.

Whetsted: your questions answered

Is Whetsted within the area you cover?

Yes. Whetsted is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Paddock Wood station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Does the work come with a guarantee?

Yes, with our one-year guarantee. A yearly look at the joints helps them last.

Can you seal the gap between the frame and the plaster indoors?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Are you insured?

Yes. We’re fully insured.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Whetsted homes and the weather

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as Paddock Wood Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Five Oak Green Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Why it’s worth doing now in Whetsted

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Around Whetsted, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes anything from an hour or two to a full day, depending on how many frames there are. For a village or hamlet like Whetsted, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints

What we are called out for in Whetsted

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

The most common problems we see are:

  • Cracked sealant at the sill ends
  • Rushed sealant from a window installation
  • Cold air getting in at the frame edge
  • Sealant in the wrong colour for the frame

Letting a property close to Paddock Wood station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What your quote should include

  • What insurance they hold
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
  • Whether you can choose the colour

Choosing a sealant specialist

What we cannot put right

It helps to know what we cannot do:

  • A failed sealed unit that has misted up
  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that will not close properly

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Composite doors
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Keep jet washers away from the mastic
  • Ventilate rooms so frames do not stay wet inside
  • Check the mastic once a year
  • Do not paint over the silicone

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
