Window mastic in Bridge of Tilt, done properly

The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Typical jobs include whistling draughts around closed windows and mastic that has split away from the wall, across composite doors, aluminium frames and window sills.

Outdoor sealant needs a dry surface, so window work around Bridge of Tilt is planned around the weather. Let us know about access to every frame, including any upstairs.

How the job changes by surface

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.

What window mastic looks like in Bridge of Tilt

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Blair Atholl station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How we quote for window mastic

Jobs vary more than people expect. The main factors:

  • How many areas need sealing
  • The old material and how stubborn it is
  • Access and height
  • The type of sealant required

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

What to tell us when you ask for a quote:

  • The rough size of the job
  • The address or postcode of the job
  • Photos by email, if that is easy

Questions from Bridge of Tilt

Can you do window mastic in Bridge of Tilt?

Yes. We work across all of Scotland, and Bridge of Tilt is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Bridge of Tilt within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Do you work on first-floor windows?

Generally, yes. Access is planned before any work starts, so mention the height and anything in the way.

Is the work guaranteed?

Yes. Each job is covered for 12 months.

Can new window sealant be painted?

That depends on the product. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before work begins.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Honest limits

In fairness, some problems need a different trade:

  • Damp problems in the wall away from the window
  • Rotten timber, which needs a joiner first
  • Broken hinges, locks or handles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Do not use solvent cleaners on the joint
  • Make sure the drainage slots aren’t blocked
  • Look round the frames every year or so
  • Keep timber frames painted

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The process

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job usually takes a morning for a couple of windows and a door. For a place like Bridge of Tilt, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed

Advice

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
