Window mastic for Blackness homes and businesses

Window mastic in Blackness, done properly

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. Where the air is getting in through the window itself, we’ll say so. We work on composite doors, window sills and uPVC windows, and people most often call us about cold air getting in at the frame edge and black, perished sealant on frames.

Somewhere as small as Blackness, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

All of our work is guaranteed for twelve months, in Blackness and everywhere else we cover.

What affects the cost of window mastic

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • How much there is to do
  • Access and height

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

When you contact us, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • Where the property is

We do not publish a price list. Instead, we give you a clear quote for your job. To get started, ring 0345 464 0079 or send us an email.

Why it’s worth doing now in Blackness

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Older cottages and farmhouses around Blackness can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Why us?

  • More than 20 years in sealant work
  • 180+ five-star Google reviews
  • A choice of colours where the product allows
  • Trusted Arbo and Everbuild sealants

See our cost guide or what customers say.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Don’t aim a pressure washer at the joints
  • Make sure the drainage slots are not blocked
  • Check the mastic once a year
  • Clean frames with a soft cloth and soapy water

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a morning for a couple of windows and a door, including the tidy-up. Somewhere as small as Blackness, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

How to prepare

  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we are working on

Questions from Blackness

Will you come out to Blackness?

Yes, Blackness is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does the coastal weather in Blackness affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you reach windows above the ground floor?

Usually, yes. We plan safe access before the job, so mention the height and anything in the way.

Do you work for letting agents?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Blackness.

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Window sills
  • Patio & French doors
  • Aluminium frames

Surface by surface

Window sills

Every drop off the glass ends up on the sill, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Blackness homes and the weather

Blackness is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Stone Cross School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Luke's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Pevensey & Westham station, renewing tired window mastic between tenants heads off draught and damp complaints.
