About our new build mastic in Blackness

We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so it all comes out before we clean, dry and reseal. If you have second-fix sealing on new plots and messy sealant that spoils new finishes, we can put it right, on kitchens, windows & doors and plot handovers alike.

Older homes in small places like Blackness often have timber floors that move with the seasons, which is why skirting and threshold joints need a flexible sealant, not filler.

Every job comes with a one-year guarantee, wherever you are in East Sussex.

What the job involves on each surface

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing.

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.

Blackness questions

Do you cover smaller places like Blackness?

Yes. Blackness is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Blackness in your area for new build mastic?

Yes, Blackness is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Blackness.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

When is the best time to reseal in a new build?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Settlement cracks that need a surveyor
  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Surfaces we seal

  • Plot handovers
  • Skirting & floors
  • Kitchens
  • Windows & doors
  • Bathrooms & en suites
  • Show homes

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

How we quote for new build mastic

The quote reflects the job in front of us. We take into account:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The number of rooms or windows

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • Where the property is
  • Whether it’s a home or a business
  • The rough size of the job

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Joints and finishes in Blackness homes

Blackness is within about 3 miles of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In and around Blackness, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Do you need new build mastic in Blackness?

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.

Signs it’s time to call us include:

  • Smeared, uneven beads picked up at snagging
  • Gaps opening as the house dries out and settles
  • Frame joints opening as the plaster dries
  • Plot mastic for developers ahead of handover

For new homes near Pevensey & Westham station, it’s worth checking the sealant early, while snags are still fresh.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • What product goes in the joint
  • What insurance they hold
  • How the joint is cleaned and prepared

How to choose a mastic man

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours in a single home. In a small place like Blackness, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work

What happens if it’s left?

Small cosmetic gaps can wait for the house to settle, but water getting through can’t. Not sure whether yours can wait? You can ring 0345 464 0079 or drop us an email with a few pictures. Where a wall is exposed, as many are in small places like Blackness, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
