Regrouting in Blackness, East Sussex
Specialist regrouting for Blackness: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Grout that is cracking and breaking up
- Grout that stays dark however much it’s cleaned
- A grout colour that no longer suits the room
Different surfaces, different methods
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. The edges where floor meets wall or bath get silicone.
Shower walls
Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
Regrouting in Blackness
Across Blackness, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. If you have greasy, stained grout behind the hob and floor grout that has worn and darkened, we can help.
Around Blackness, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
When it is not the sealant
We’ll always be straight with you, so here’s what sealant cannot fix:
- A floor or wall that keeps moving
- Waterproofing that has failed below the tiling
- Leaks from pipes, valves or wastes (a plumber’s job)
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Questions from Blackness
Is Blackness in your area for regrouting?
Yes, Blackness is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we will send you a clear quote.
Do you cover smaller places like Blackness?
Yes. Blackness is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Are you insured?
Yes. Mr Mastic is fully insured.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
How long will you be here?
Most jobs take anything from a few hours to a full day, depending on the area, including the preparation. We’ll confirm how long when we quote.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Blackness homes and their sealant
Blackness is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
If you look after a building such as Stone Cross School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Pevensey & Westham station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What happens if it’s left?
Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you are looking at retiling. Dealing with it now keeps it small. Older cottages and farmhouses around Blackness can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What you get with us

Common problems we fix in Blackness
Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.
If you can see any of these, it’s time to have the joints looked at:
- Old grout in a dated colour
- Grout that is cracking and breaking up
- Grout washed out of a shower
- Good tiles let down by tired grout
Homes close to St Luke's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
What your quote should include
- Whether they’re fully insured
- What preparation is included
- Is VAT in the price?
- How the colour is chosen
The process
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before we start. Most jobs take anything from a few hours to a full day, depending on the area. Somewhere as small as Blackness, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, call 0345 464 0079 or send us an email.
Advice
How to look after the new joints
After the cure time, these simple habits help:
- Use gentle cleaners on grout
- Run the extractor fan during and after a shower
- Clean with a soft brush, not anything metal
- Give the walls a quick rinse after use
Check the corner silicone now and then. Corners flex, so it’s generally the first thing to need attention, long before the grout does.
Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
