Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

What happens if it’s left?
Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. Around Stone Cross, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

What sealant work cannot fix

- A failed sealed unit that has misted up

How it works
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a handful of frames, longer for a whole house. Parking around Stone Cross is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Let us know if you’ve seen damp or leaks

Your questions about window mastic in Stone Cross
Is Stone Cross within the area you cover?
Yes. Stone Cross is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Pevensey & Westham station?

Where are you based?
We work from Crawley. Our applicators cover Stone Cross, along with the rest of our area.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.
Does the work come with a guarantee?
Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.
Can you reach windows above the ground floor?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Stone Cross homes and the weather
Stone Cross is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Historic houses like Michelham Priory (about 4.8 miles north-west) are a reminder that the area around Stone Cross has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For an older house near a landmark such as St Luke's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For landlords with property near Pevensey & Westham station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For site and facilities teams at buildings such as Stone Cross School, its window and door frames need their mastic kept sound, just like a home’s.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Ventilate rooms so frames do not stay wet inside
- Avoid blasting the frames with a pressure washer
- Clean frames with a soft cloth and soapy water
- Don’t use solvent cleaners on the joint
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
