Window Mastic in Blackdog
Problem with your window and door frames in Blackdog? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Mastic that has split away from the wall
- Cracked sealant at the sill ends
- Gaps between the frame and the inside reveal
Window mastic for homes and businesses in Blackdog
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you have whistling draughts around closed windows and cracked or shrunken mastic around the frame, we can put it right.
Outdoor sealant needs a dry surface, so window work around Blackdog is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards
So the new joints stay in good condition:
- Keep paint and stain on wooden frames in good order
- Avoid blasting the frames with a pressure washer
- Look round the frames every year or so
- Air rooms to keep condensation down around windows
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
Common problems we fix in Blackdog
Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, and it lets go sooner than it should.
Any of these means the joints need attention:
- Damp patches on the reveal after heavy rain
- Rushed sealant from a window installation
- Gaps where the sill meets the wall
- Mastic that has split away from the wall
Rented homes near Dyce station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
Questions to ask before you book
- How the joint is cleaned and prepared
- How long the guarantee is
- Whether VAT is included
- Whether you can choose the colour
Surface by surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.
uPVC windows
We clean the frame edge carefully so the plastic is not marked, then the new bead is laid against the frame and the wall and tooled smooth.
The process
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property

Advice
What affects the quote in Blackdog
We quote each job individually. These are the things that affect it:
- Whether there’s mould to deal with
- Whether the work is at height
- The old material and how stubborn it is
- Which sealant suits the joint
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
Blackdog: your questions answered
Does the coastal weather in Blackdog affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Will you come out to Blackdog?
Yes, Blackdog is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Is the new sealant paintable?
Not usually, if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What information do you need?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Do you work for landlords and businesses?
Yes, often. We can quote for several properties at once.
Frames and glazing around Blackdog
Blackdog is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Historic houses such as Provost Skene's House, about 5 miles south, show how far back building around Blackdog goes.

What else we do in Blackdog
Why deal with it now?
Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In an older home around Blackdog, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
