What affects the cost of sand mastic

We do not publish a price list. What we look at:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Any working-time requirements on site

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

When you call or email, it’s useful to know:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • Whether it has been sealed before

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

Sand mastic in Blackdog

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. If you’re dealing with failed mastic on an exposed elevation and mastic dropping out of the joint, we can help, on sash and case windows, timber door frames and period & listed homes alike.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Blackdog questions

Do you cover smaller places like Blackdog?

Yes. Blackdog is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Dyce station. Can you help?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we will explain why.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before any work starts.

Can old silicone round a sash window be swapped for sand mastic?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What the job involves on each surface

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

Period and listed homes

Materials matter on listed and conservation-area homes. Like-for-like sand mastic is normally favoured.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Masonry that needs repairing
  • Putty and glazing repairs
  • Decayed frames that need repair

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Timber door frames
  • Stone surrounds
  • Tenement windows
  • Period & listed homes
  • Brick reveals
  • Sash and case windows

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes anything from a few hours to a full day, depending on how many windows. Somewhere like Blackdog may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Tell us about any water getting in
  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive

Related advice

Why deal with it now?

Filling over old, loose mastic does not last. Raking out and preparing the joint gives it a sound base so the new work lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What we are called out for in Blackdog

Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint.

People usually contact us after spotting something like this:

  • Weathered mastic on the most exposed windows
  • Gaps where the frame meets the masonry
  • Draughts and rain around sash boxes
  • Gaps round a timber door in stone or brick

Rented homes near Dyce station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

  • Is VAT in the price?
  • Which colour the sealant will be

Blackdog homes and the weather

Blackdog is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Historic houses like Provost Skene's House (about 5 miles south) are a reminder that the area around Blackdog has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Historic houses such as Provost Skene's House, about 5 miles south, show how far back building around Blackdog goes, and older homes nearby need a sealant that suits their walls.
