Glazing silicone in Blackdog
Cracked, stained or lifting silicone on glass looks poor and can leak. It comes off cleanly, without marking the glass and reseal the joint. Typical jobs include leaking glazing joints on a rooflight and shower screens leaking along the wall or tray, across shower screens, glass balustrade bases and rooflights.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Blackdog homes and the weather
Blackdog is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For landlords with property near Dyce station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Common problems we fix in Blackdog
Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.
The most common problems we see are:
- Conservatory leaks at frame and glazing joints
- Stained, discoloured glazing silicone
- New silicone smeared over old sealant
- Rooflight joints letting water in
Provost Skene's House, about 5 miles south, is one of the historic houses in the wider area around Blackdog.

Blackdog questions
Does living near the coast affect glazing silicone in Blackdog?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
I let a flat near Dyce station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Do you have insurance?
Yes. We’re fully insured.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
Do you replace glass?
No. A misted unit has failed inside, and a glazier needs to replace it.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do you guarantee glazing sealant work?
Our one-year guarantee covers every job.
What sealant work can’t fix
New sealant cannot fix everything, and we will tell you before any work starts. It will not solve:
- Glass that needs replacing
- A sealed unit that has misted inside
- A frame that needs repairing or replacing
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
What we seal
- Conservatory frames
- Glass-to-frame joints
- Shower screens
- Glass balustrade bases
- Glass-to-glass joints
- Rooflights
Keeping the joints in good condition
So the new joints stay in good condition:
- Inspect the sealant on glazing annually
- Open vents or windows to let moisture out
- Clear the conservatory gutters regularly
- Do not leave a drip for the next storm
Gentle products are best near the sealant. Strong solvents can soften or mark it.
If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.
How it works
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours, depending on how many joints need doing. Somewhere like Blackdog may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we trace the leak and check it’s coming through a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- We clean the joint with a solvent that suits the glass and frame.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We check the joints and, where safe, run water over them.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Tell us if parking is tricky

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Different surfaces, different methods
Glass-to-frame joints
The sealant must stick to glass and frame alike. We choose a product that suits both.
Conservatory frames
Conservatory frame joints are a common source of leaks. We cut out the old sealant and reseal.
For landlords and businesses
Landlords and agents in Blackdog can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
