About our window mastic in Bac

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on aluminium frames, patio & French doors and window sills, and common reasons people get in touch are gaps where the sill meets the wall and water coming in at the bottom corners of a door.

Outdoor sealant needs a dry surface, so window work around Bac is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You get a 12-month guarantee, the same in Bac as everywhere else we work.

How it works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for a few frames, or a day or more for a whole house. Around Bac, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Use gentle cleaners on frames and sealant
  • Keep solvents and bleach off the sealant
  • Keep jet washers away from the mastic
  • Wipe condensation off the frames

Most silicone sealants will not take paint, so mention any painting plans before we start. There are paintable sealants for joints that need it.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

What affects the quote in Bac

There’s no set price list. The quote depends on:

  • Whether the work is at height
  • The number and length of the joints
  • The old material and how stubborn it is
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • The rough size of the job
  • Photos by email, if that’s easy
  • How we’d reach the joints
  • Whether it’s a home or a business

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Questions from Bac

Do you cover smaller places like Bac?

Yes, Bac is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do window mastic in Bac?

Yes. We work across all of Scotland, and Bac is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Do you guarantee window mastic?

Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Can you match the sealant to my frames?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Landlord and commercial work in Bac

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

Frames and glazing around Bac

Bac is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

In and around Bac, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. For jobs in and around Bac, choosing the right material for each joint is as important as a tidy finish.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first
  • Faulty window hardware

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • uPVC windows

Surface by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
