How we handle sand mastic in Bac
Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. If you have mastic round period door frames that has failed and failed mastic on an exposed elevation, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
There’s a 12-month guarantee on every job, whatever its size.

DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Common questions in Bac
Does living near the coast affect sand mastic in Bac?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Is Bac within the area you cover?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What does sand mastic cost?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Is it possible to paint over sand mastic?
Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we will advise.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Should I check with the council before work on a listed or conservation-area home?
Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.
Do you need sand mastic in Bac?
Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint.
Most people get in touch after spotting one of these:
- Weathered mastic on the most exposed windows
- Draughts and rain around sash boxes
- Patchy fillers round a sash window
- Gaps where the frame meets the masonry
For jobs in and around Bac, choosing the right material for each joint is as important as a tidy finish.

Frames and glazing around Bac
Bac is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Bac, as everywhere, sand mastic is only as good as the preparation behind it.
Bac is in Na h-Eileanan Siar. Whether you are in the middle of Bac or further out, sand mastic is available for homes and businesses alike. Bac is one of 87 towns and villages in Na h-Eileanan Siar where we work.

What affects the quote in Bac
Every job gets its own quote. This is what makes a difference:
- Access and height
- Mould in or behind the old joints
- The size of the job
- How many rooms, windows or areas are involved
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What to tell us for a quote
To make quoting easier, let us know:
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- Photos by email, if that is easy
- Access, such as stairs, a lift or height
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Don’t paint over the new mastic
- Avoid patching sand mastic with silicone
- Clear gutters so water does not pour onto the windows
- Inspect the joints round the windows every year or so
Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.
Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.
What we do, step by step
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Before we arrive
- Tell us if parking is tricky
- Mention any tricky access
- Mention any sign-in or site rules at work premises

Advice
Why it’s worth doing now in Bac
Filling over old, loose mastic does not last. We remove the loose material first so the new mastic stays put. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
What you get with us
- Full insurance on every job
- Anti-fungal sanitary silicone in wet areas
- Trusted Arbo and Everbuild sealants
