Trusted sand mastic in Upper Coll

Sand mastic in Upper Coll

We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. If you are dealing with gaps between timber frames and stone or brick and mastic dropping out of the joint, we can put it right, on sash and case windows, period & listed homes and tenement windows alike.

In and around a place like Upper Coll, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Every job is covered by a 12-month guarantee.

How we quote for sand mastic

You will get a clear quote before work begins. It takes into account:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Whether the work is at height

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • How we’d reach the joints
  • The address or postcode of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Questions from Upper Coll

Is Upper Coll in your area for sand mastic?

Yes, Upper Coll is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is Upper Coll within the area you cover?

Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it OK to seal over old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Is consent needed for window work on a listed home?

It’s best to ask your local planning authority first. Sand mastic is often favoured as like for like but the decision is theirs.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • Masonry that needs repairing
  • Sash cords, weights and draught-proofing of the sashes
  • Putty and glazing repairs

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Tenement windows
  • Brick reveals
  • Period & listed homes
  • Stone surrounds
  • Sash and case windows
  • Timber door frames

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep modern sealant off the mastic
  • Don’t paint over the new mastic
  • Inspect the joints round the windows every year or so
  • Go gently near the mastic when preparing windows

Do not run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.

The process

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job usually takes a few hours for a single window, longer for several, and we explain the cure time before we leave. Outside jobs in Upper Coll need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What sand mastic looks like in Upper Coll

Upper Coll is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. On the islands, wind and salt spray are hard on outside sealant.

Around Upper Coll, as everywhere, sand mastic is only as good as the preparation behind it.
