Questions from Upper Coll

Is bathroom resealing in Upper Coll guaranteed?

All our work, in Upper Coll and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Upper Coll within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages to suit the site.

Bathroom resealing for homes and businesses in Upper Coll

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include shrunken sealant along the back of a worktop and sealant that has split, shrunk or peeled away, on kitchen worktops & upstands, wet rooms and sinks & splashbacks.

In and around a place like Upper Coll, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why it’s worth doing now in Upper Coll

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In an older home around Upper Coll, damp from a failed joint can get into timber and plaster.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Bathroom resealing in Upper Coll: local notes

Upper Coll is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

In and around Upper Coll, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Signs you need bathroom resealing in Upper Coll

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

It’s worth asking for a quote if you see:

  • Failed sealant on the screen profile
  • Leaks into the floor or ceiling below
  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone

For jobs in and around Upper Coll, choosing the right material for each joint is as important as a tidy finish.

Before you book anyone

  • Whether all the old sealant comes out first

When something else is needed

A few problems are outside what sealant work can do:

  • A tray or bath that is cracked through
  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Upper Coll need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access
