Trusted window mastic in Ashington

Ashington: your questions answered

Is window mastic in Ashington guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can you do window mastic in Ashington?

Yes, Ashington is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Do you have sealant for grey or black windows?

Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.

Can resealing stop a draught around my window?

In many cases. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

About our window mastic in Ashington

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We are often asked to deal with draughty joints inside around the window and a bead that doesn’t match the frame, across window sills, aluminium frames and patio & French doors.

Outdoor sealant needs dry, clean surfaces, so work on frames around Ashington is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

We stand behind the work with a 12-month guarantee.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Ventilate rooms so frames don’t stay wet inside
  • Keep timber frames painted
  • Avoid harsh chemicals near the mastic
  • Look round the frames every year or so

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Different surfaces, different methods

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Timber windows & doors

Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

Window mastic in Ashington: local notes

With historic houses such as Parham House (about 4.5 miles west) nearby, there’s older building stock in the area around Ashington as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Ashington CofE Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near Ashington Methodist Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Why deal with it now?

If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. Older cottages and farmhouses around Ashington can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

How the visit works

The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job normally takes anything from an hour or two to a full day, depending on how many frames there are, and we tell you how long to leave it before we go. Somewhere as small as Ashington, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

What affects the cost of window mastic

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • Whether there’s mould to deal with
  • The type of sealant required
  • The old material and how stubborn it is

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or email us.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

When it isn’t the sealant

We won’t take on work that will not last, so these are the limits:

  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before you book.
