Sand mastic in West Tisted

About our sand mastic in West Tisted

On many period windows, sand mastic looks right and suits the building. Newer frames normally get a flexible sealant instead and we will explain which is best for yours. If you have old sand mastic that has cracked, crumbled or fallen out and mastic round period door frames that has failed, we can help, whatever the surface.

Homes in small places like West Tisted often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Honest limits

New sealant can’t fix everything, and we’ll tell you before any work starts. It will not solve:

  • Planning or listed building consent (your local planning authority decides)
  • Timber that has rotted
  • Damaged stone surrounds

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

Joints and surfaces we work on

  • Stone surrounds
  • Timber door frames
  • Brick reveals
  • Period & listed homes
  • Sash and case windows
  • Tenement windows

How to look after the new joints

To keep the joints looking good and working properly:

  • Make sure water runs off the sill
  • Inspect the joints round the windows every year or so
  • Avoid patching sand mastic with silicone
  • Sort the mastic before the decorators arrive

Avoid painting over the new mastic, which is the traditional advice. If you are redecorating, ask us first.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

Windows and doors in West Tisted

Historic houses like Hinton Ampner House (about 3.6 miles west) are a reminder that the area around West Tisted has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

What the job involves on each surface

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.

Sash and case windows

Sash windows are where we do most sand mastic work. We renew the mastic round each box.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. Somewhere like West Tisted needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on
  • Tell us if parking is tricky

West Tisted: your questions answered

Is sand mastic in West Tisted guaranteed?

All our work, in West Tisted and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like West Tisted?

Yes. West Tisted is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

When will the new mastic be hard?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can I paint the new mastic?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll talk you through it.

When to call us in West Tisted

Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.

Most people get in touch after spotting something like this:

  • Gaps where the frame meets the masonry
  • Window mastic to renew ahead of painting
  • Gaps round a timber door in stone or brick
  • Modern sealant on a period surround

In the older streets around Church of St Mary Magdalene, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How to choose a mastic man

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
