Sand mastic in Warnborough Green
On many period windows, sand mastic looks right and suits the building. Newer frames generally get a flexible sealant instead and we’ll explain which is best for yours. If you have draughts and rain around sash boxes and weathered mastic on the most exposed windows, we can help.
Somewhere as small as Warnborough Green, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

Common questions in Warnborough Green
Do you cover smaller places like Warnborough Green?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do sand mastic in Warnborough Green?
Yes. Our work covers London and the South East, and Warnborough Green is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing.
Can you quote for more than one area?
Yes. Just list everything you need.
Should I check with the council before work on a listed or conservation-area home?
Yes, it’s worth checking. Your local planning authority can say if consent is needed for work on a listed home or in a conservation area.
What information do you need?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we will ask.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you work for hotels and businesses?
Yes, regularly. We can plan bigger jobs in stages.
Do you need sand mastic in Warnborough Green?
Rain on the window surround works into any crack and loosens it further. Exposed elevations normally fail first.
It’s worth asking for a quote if you see:
- Mastic worn away on windows facing the weather
- Mastic dropping out of the joint
- Window mastic to renew ahead of painting
- Gaps between timber frames and stone or brick
If you let a flat or house near Hook station, older sash windows in a rental need their mastic kept sound to keep the weather out.

- How the surfaces are prepared before sealing
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Keep sills and gutters clear so water drains away
- Have rotten timber repaired before new mastic goes in
- Check the mastic when you check the paintwork
- Avoid heavy scraping on the mastic joint
Look at the mastic when you look over the windows. Small cracks are easier to deal with early.
Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.
What happens if it’s left?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic suits the building and blends with the stone or brick. In a small place like Warnborough Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Sashes that need overhauling
- Planning or listed building consent (your local planning authority decides)
- Cracked or broken glass
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Frames and glazing around Warnborough Green
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you look after a building such as Robert May's School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Mary the Virgin include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. For a village or hamlet like Warnborough Green, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
