Sand mastic near Torbothie

About our sand mastic in Torbothie

On many period windows, sand mastic looks right and suits the building. Newer frames usually get a flexible sealant instead, and we’ll talk through which suits your home. We work on timber door frames, sash and case windows and brick reveals, and common reasons people get in touch are gaps round a timber door in stone or brick and patchy fillers round a sash window.

In and around a place like Torbothie, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What happens if it’s left?

New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Around Torbothie, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What affects the quote in Torbothie

We quote each job individually. This is what makes a difference:

  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Access and height

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

What to tell us when you ask for a quote:

  • Where the property is
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.

Torbothie: your questions answered

Can you help a landlord with a rental near Shotts station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Will you come out to Torbothie?

Yes. Torbothie is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How long does sand mastic take to go off?

The surface skins quite quickly, then hardens over a longer period. The weather and joint depth both affect it.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can I paint the new mastic?

It’s traditionally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

How much does sand mastic cost in Torbothie?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

What we can’t put right

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Cracked or broken glass
  • Sash cords, weights and draught-proofing of the sashes
  • Whether work needs listed building consent

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Windows and doors in Torbothie

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In and around Torbothie, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. For landlords with property near Shotts station, any sash windows need sound mastic to keep draughts and rain out.

Surface by surface

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

The process

Before we leave, we go over the finished joints with you. The work normally takes a few hours for a single window, longer for several, depending on the amount of work. Somewhere like Torbothie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area

Aftercare tips

A little care helps the new joints last. Our advice:

  • Avoid heavy scraping on the mastic joint
  • Avoid patching sand mastic with silicone
  • Ask a joiner to look at soft timber first
  • Find out about consent before window work on a listed home

Do not touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.
