Tapnage Sand Mastic
Our applicators work in Tapnage on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Window mastic to renew ahead of painting
- Gaps between timber frames and stone or brick
- Crumbling sand mastic round a window
Sand mastic for homes and businesses in Tapnage
If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. If you have gaps round a timber door in stone or brick and weathered mastic on the most exposed windows, we can put it right, on brick reveals, stone surrounds and period & listed homes alike.
Somewhere as small as Tapnage, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.
There’s a 12-month guarantee on every job, whatever its size.

How we quote for sand mastic
The quote reflects the job in front of us. We take into account:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- Whether the work is at height
- Any working-time requirements on site
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- A few photos by email, if you can
- Where the job is, and your postcode
- Any access issues, like height or stairs
To get a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

Tapnage questions
Do you cover smaller places like Tapnage?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Tapnage in your area for sand mastic?
Yes, Tapnage is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Do you work for landlords and businesses?
Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.
What’s sand mastic made of?
It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Can sand mastic be painted?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we will advise.
Why act early in Tapnage
New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Older cottages and farmhouses around Tapnage can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
Why book with us

How the visit works
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Somewhere as small as Tapnage, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Leave the new mastic unpainted
- Plan mastic work ahead of painting
- Do not run silicone over sand mastic
- Ask the planning authority about consent for listed or conservation-area homes
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens.
Windows and doors in Tapnage
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you look after a building such as The Henry Cort Community College, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Swanwick station? Then any sash windows need sound mastic to keep draughts and rain out.
