How we handle sand mastic in Burridge

Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. We rake it out and renew it so the surround looks right again. If you are dealing with mastic dropping out of the joint and cracked mastic round a front door frame, we can put it right, whatever the surface.

In a village or hamlet like Burridge, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Make sure water runs off the sill
  • Check the mastic when you check the paintwork
  • Go gently near the mastic when preparing windows
  • Renew mastic before redecorating the windows

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Burridge homes and the weather

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Swanwick station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. If you look after a building such as Whiteley Primary School, the mastic around its windows and doors needs looking after like any other building’s.

For landlords and businesses

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. In a small place like Burridge, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

When something else is needed

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Decisions on consent for listed homes
  • Decayed frames that need repair
  • Cracked or broken glass

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before booking.

Surfaces we seal

  • Sash and case windows
  • Stone surrounds
  • Timber door frames
  • Brick reveals
  • Tenement windows
  • Period & listed homes

Leave it or put it right?

Before painting the windows, it pays to renew the mastic. Painting over failed mastic doesn’t seal it and traditional guidance is to leave the new mastic unpainted. Where a wall is exposed, as many are in small places like Burridge, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
