Sand mastic for homes and businesses in North Lochs

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We are often asked to deal with modern sealant on a period surround and draughty sash windows at the surround, across tenement windows, brick reveals and timber door frames.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

You get a 12-month guarantee, the same in North Lochs as everywhere else we work.

Why it’s worth doing now in North Lochs

New mastic over crumbling mastic won’t hold. We remove the loose material first so the new mastic stays put. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Why book with us

  • Neat joints and a tidy finish
  • Every job guaranteed for a year
  • We never seal over old sealant
  • Arbo and Everbuild products

What the job involves on each surface

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

Sash and case windows

A sash window’s box frame sits in the masonry opening. The gap round it is pointed with sand mastic.

Common problems we fix in North Lochs

Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint, and they usually need raking out.

Keep an eye out for any of the following:

  • Gaps between timber frames and stone or brick
  • Weathered mastic on the most exposed windows
  • Draughts and rain around sash boxes
  • Patchy fillers round a sash window

For an older house near a landmark such as Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Your questions about sand mastic in North Lochs

Do you cover smaller places like North Lochs?

Yes. North Lochs is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Does living near the coast affect sand mastic in North Lochs?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Do I need permission for sand mastic on a listed building?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Where do you work from?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

What guarantee comes with the work?

There’s a 12-month guarantee on every job, sand mastic included.

North Lochs homes and the weather

North Lochs is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Island weather, with its wind and salt spray, is tough on the mastic around older windows and doors.

In and around North Lochs, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Quotes for sand mastic in North Lochs

Every job gets its own quote. This is what makes a difference:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • The type of sealant required

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Asking for a quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear price before we start.

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a single window, longer for several. Outside jobs in North Lochs need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
