New build mastic for North Lochs homes and businesses

New build mastic for homes and businesses in North Lochs

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We are often asked to deal with plot mastic for developers ahead of handover and cracked sealant around new window and door frames, across show homes, windows & doors and kitchens.

For a place like North Lochs, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about new build mastic in North Lochs

Can you do new build mastic in North Lochs?

Yes. Our work covers the whole of Scotland, and North Lochs is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is there a guarantee on new build mastic in North Lochs?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can I send you my snagging list?

Yes. We often work straight from a snagging list. We’ll go through the sealant items and agree what we will do.

Do you work for landlords and businesses?

Yes, often. Several properties can be quoted together.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How the visit works

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours in a single home. Somewhere like North Lochs may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules

Advice

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Different surfaces, different methods

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Plot handovers

Developers can send the plot schedule and specification and we will quote. Sealant work across the plot is covered to the agreed spec.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Report sealant problems to your builder during the snagging period
  • Use the extractor fan every time you shower
  • Look at the sealant regularly in the first couple of years
  • Wait for the cure time before using a resealed shower

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing to help keep mould away.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.

What we are called out for in North Lochs

Sealant applied onto damp surfaces does not bond well. Site programmes don’t always leave time for joints to dry first.

Most people get in touch when they notice one of these:

  • Gaps opening as the house dries out and settles
  • Kitchen sealant that has pulled off the wall
  • Skirting joints opening in the first winter
  • Beads laid onto grit and dust from the build

Whether the job is in North Lochs itself or nearby, the right material for each joint matters as much as a neat finish.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • A tray or bath that is not properly supported, until it’s fixed
  • Cracked trays, tiles or worktops
  • Cracking that points to a structural problem

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What affects the quote in North Lochs

We do not publish a price list, because jobs vary so much. What we look at:

  • How much there is to do
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • Mould in or behind the old joints

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • Roughly how big the job is
  • Photos by email, if that’s easy

Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
