North Lochs Window Mastic
Window mastic in North Lochs from a team with over 20 years’ experience. 180+ five-star Google reviews and a 4.9 rating.
- Gaps left after new windows were fitted
- A bead that does not match the frame
- Cracked internal joints between frame and plaster
Surface by surface
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.
Composite doors
Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.
Window mastic in North Lochs
Frames and walls do not move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Typical jobs include untidy mastic left by window fitters and water coming in at the bottom corners of a door, on aluminium frames, uPVC windows and window sills.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

What affects the quote in North Lochs
Some jobs are bigger than they look, and some smaller. The main factors:
- How much old sealant there is and how hard it is to remove
- Access and height
- The amount of work
- Working hours on commercial sites
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Common questions in North Lochs
Is North Lochs in your area for window mastic?
Yes, North Lochs is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
Do you cover smaller places like North Lochs?
Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Can resealing stop a draught around my window?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Does the work come with a guarantee?
Yes. Every job comes with our one-year guarantee, and we’re fully insured.
When something else is needed
In fairness, some problems need a different trade:
- Faulty window hardware
- A failed sealed unit that has misted up
- Penetrating damp from a failed cavity tray or render
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What window mastic looks like in North Lochs
North Lochs is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Island jobs need planning around ferries and the weather, so give us as much notice as you can.
If you live in an older home near Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Around North Lochs, as everywhere, window mastic is only as good as the preparation behind it.

Why deal with it now?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What happens on the day
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a morning for a couple of windows and a door. Somewhere like North Lochs may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
- Mention any parking rules near the property

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
