Regrouting near North Lochs

North Lochs homes and their sealant

North Lochs is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around North Lochs, as everywhere, regrouting is only as good as the preparation behind it.

Regrouting in North Lochs

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. We are often asked to deal with old grout in a dated colour and grout that stays dark however much it’s cleaned, on wet rooms, tiled floors and shower walls.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Our work is backed for twelve months.

What affects the quote in North Lochs

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • The number and length of the joints
  • The product the joint needs
  • Whether old sealant or filler has to be cut out

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Asking for a quote

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs
  • The type of property
  • The address or postcode of the job

We quote each job on its own. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.

Do you need regrouting in North Lochs?

When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.

If you can see any of these, it’s time to have the joints looked at:

  • Grout washed out of a shower
  • Discoloured grout on otherwise sound tiles
  • Kitchen splashback grout stained by grease
  • Stained grout that cleaning will not shift

Homes close to Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Who does the work, and how experienced they are
  • What happens if they find a problem under the old sealant
  • Are they insured?
  • What guarantee comes with the work

Your questions about regrouting in North Lochs

Do you cover smaller places like North Lochs?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do regrouting in North Lochs?

Yes. Our work covers the whole of Scotland, and North Lochs is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

What should I tell you?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Where do you work from?

Mr Mastic is based in Crawley. We cover North Lochs and the rest of Na h-Eileanan Siar, along with the rest of our area.

Will the sealant be renewed as well as the grout?

Normally we do both. Grout and sealant do different jobs, so we renew both and it’s all in the quote.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take anything from a few hours to a full day, depending on the area. Outdoor work around North Lochs depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Advice

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

How the job changes by surface

Corners and edges

Edges are resealed while we’re there, so everything is renewed at once.

Shower walls

Most regrouting jobs include a shower. Gaps here let water get behind the tiling.

Looking after it afterwards

After the cure time, these simple habits help:

  • Do not use strong acidic cleaners on grout
  • Rinse soap off the tiles after each shower
  • Wipe water off the walls when you are done
  • Have loose tiles looked at early

Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Why deal with it now?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
