Sand mastic for Meadvale homes and businesses

About our sand mastic in Meadvale

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. If you have patchy fillers round a sash window and cracked mastic round a front door frame, we can help.

Around Meadvale, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

When it isn’t the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Masonry that needs repairing
  • Timber that has rotted
  • Cracked or broken glass

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What we seal

  • Period & listed homes
  • Sash and case windows
  • Timber door frames
  • Stone surrounds
  • Brick reveals
  • Tenement windows

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several. A visit to Meadvale is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Advice

Leave it or put it right?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. Homes in smaller places like Meadvale can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why us?

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

What sand mastic looks like in Meadvale

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Earlswood (Surrey) station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Meadvale is about 1 mile south-east of Reigate, in Surrey. Anywhere in RH2, we can carry out sand mastic at your property. Across Surrey, we cover 395 places, and Meadvale is one of them. For nearby work, see our Crawley page.

How to look after the new joints

To keep the joints looking good and working properly:

  • Do not run silicone over sand mastic
  • Make sure water runs off the sill
  • Leave the new mastic unpainted
  • Find out about consent before window work on a listed home

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.

What we’re called out for in Meadvale

Sand mastic slowly weathers. It hardens, cracks and starts to come away from the frame or the masonry.

It’s worth asking for a quote if you see:

  • Draughts and rain around sash boxes
  • Mastic worn away on windows facing the weather
  • Modern sealant on a period surround
  • Gaps round a timber door in stone or brick

Managing a site like Reigate School? Then the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Are they insured?
  • Whether the sealant suits the joint
  • What preparation is included
  • Is VAT in the price?
