- The size of the job
- Which sealant suits the joint
- Whether the work is at height
- Any mould that needs treating
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- The problem you’ve noticed
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved

Sand mastic in Lewiston, done properly
We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We work on sash and case windows, tenement windows and stone surrounds, and people most often call us about gaps where the frame meets the masonry and wind and rain getting in round a sash window.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Landlords, agents and businesses in Lewiston

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why it’s worth doing now in Lewiston
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it, and the new mastic is traditionally left unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for a single window, longer for several, depending on the amount of work. Around Lewiston, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Preparing for the visit
- Mention if the joints have been sealed before
- Let us know about parking restrictions
- Mention any tricky access

What sand mastic looks like in Lewiston
The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Homes close to Kilmore Parish Church of Scotland include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. Schools such as Glen Urquhart High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
