Sand mastic in Lady, done properly

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. Common call-outs are for crumbling sand mastic round a window and modern sealant on a period surround, across sash and case windows, period & listed homes and brick reveals.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Each job carries a 12-month guarantee, whatever its size.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How it works

On the day, we look over the joints with you first. We protect the surfaces around the joints before work begins. The work usually takes a few hours per window, depending on the condition of the joints. For a place like Lady, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit

Advice

FAQs for Lady

Does living near the coast affect sand mastic in Lady?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover Lady for sand mastic?

Yes. Our work covers the whole of Scotland, and Lady is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What exactly is sand mastic?

Sand plus a binder based on linseed oil. It’s applied by hand and shaped to suit the surround.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can I choose the sealant colour?

In most cases you can choose. We’ll explain which colours are available.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Go gently near the mastic when preparing windows
  • Make sure water runs off the sill
  • Find out about consent before window work on a listed home
  • Ask a joiner to look at soft timber first

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.

What happens if it’s left?

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What we’re called out for in Lady

Timber frames move with the seasons. The movement cracks the mastic little by little.

Any of these means the joints need attention:

  • Crumbling sand mastic round a window
  • A silicone bead on a sash window that spoils the look
  • Failed mastic on an exposed elevation
  • Draughts and rain around sash boxes

Around Lady, as everywhere, sand mastic is only as good as the preparation behind it.

Before booking anyone

  • Whether the sealant suits the joint
  • How the surfaces are prepared before sealing
  • Whether they’re fully insured
  • Is the old sealant removed completely?

Landlord and commercial work in Lady

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What sand mastic looks like in Lady

Lady is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Island weather, with its wind and salt spray, is tough on the mastic around older windows and doors.

Whether the job is in Lady itself or nearby, the right material for each joint matters as much as a neat finish.
